This guide breaks the numbers apart so you can see what you are actually paying for.

What Is SPC Flooring, and Why Is It Priced Differently?

SPC stands for Stone Plastic Composite. The core is a rigid board made from limestone powder and PVC, which is what separates it from older click vinyl. That rigid core is the reason SPC sits at a different price point to laminate — it is denser, heavier to freight, and it behaves differently over an imperfect subfloor.

A typical SPC plank has four layers:

• Wear layer — the clear top film, measured in mils. This is the single biggest driver of both price and lifespan.
• Decorative film — the printed timber or stone look.
• SPC rigid core — limestone and PVC, the structural layer.
• Attached underlay — usually IXPE or EVA foam, pre-bonded to the back. Not all products have it, and its absence changes the installed price.

When you compare two quotes, the wear layer and the attached underlay are the two things to check first. A $38/m² board and a $70/m² board can look identical in a showroom and perform very differently in a hallway.

What Is Actually Included in an Installed Price?

This is where quotes diverge most. Ask any supplier to split the figure into these lines:

• The board itself — per m², the number most people compare.
• Underlay — free if attached to the plank, otherwise $4–$10 per m².
• Subfloor preparation — levelling compound, grinding or patching. Budget $10–$25 per m² if the slab is uneven. On a good slab this is close to zero.
• Removal and disposal of the old floor — commonly $10–$20 per m², more for glued-down vinyl or tiles.
• Trims, scotia and door jamb undercuts — usually quoted per lineal metre.
• Stairs — always priced separately, per tread.

Two quotes that both say “$85 per m² installed” can differ by thousands once subfloor prep and old-floor removal are added. A quote that itemises these lines is not more expensive — it is just honest about what the job involves.

Water, Scratches and Underfloor Heating: What the Core Actually Does

Water. The SPC core itself does not absorb water or swell. That is a property of the limestone-PVC composite, not a coating. What it does not make the floor is flood-proof — water can still travel through the click joints and sit on the subfloor underneath. SPC survives a spilt glass or a dog bowl; it does not survive a burst pipe left for a week.

Scratches. Scratch resistance comes almost entirely from the wear layer thickness, not from the core. An 8 mil wear layer in a hallway with a dog will show traffic patterns within a couple of years. A 20 mil layer in the same spot will not. This is the main reason we steer people away from the cheapest tier for high-traffic areas.

Underfloor heating. Most SPC is rated for hydronic or electric underfloor heating, but there is a temperature ceiling — typically around 27°C at the floor surface. Exceeding it can affect the locking joints over time. Always check the specific product sheet rather than assuming, and confirm the installer knows the system is there before the floor goes down.

The Downsides Nobody Mentions

SPC is a good product for the right room. It is not the right product for every room, and a supplier who tells you otherwise is selling, not advising.

• It cannot be re-sanded. Once the wear layer is gone, the floor is replaced, not refinished. Real timber can be re-sanded several times over decades.
• It telegraphs an uneven subfloor. The rigid core bridges dips rather than following them, which can cause hollow spots and clicking underfoot. This is why subfloor prep is a real line item, not an upsell.
• It feels cooler and harder underfoot than timber. Some people notice this immediately in living areas and bedrooms.
• Resale perception. In parts of the Melbourne market, real timber still carries more weight with buyers than any composite, regardless of how good the composite looks.
