Grade is not a quality rating. A Feature grade board is not weaker than a Select grade board — it is the same timber, from the same tree, cut to the same standard. What changes is the amount of natural character allowed in the board face: gum vein, knots, and colour variation between boards.

• Select — minimal feature, tight colour range. Looks closest to a showroom photo. Highest price because fewer boards from each log qualify.
• Standard — some knots and gum vein, moderate colour variation. The usual residential specification.
• Feature — pronounced gum vein and knots, wide colour variation. Looks more like a natural timber floor and costs noticeably less.

This is worth understanding before you shop, because a $180/m² quote and a $155/m² quote may both be honest quotes for Blackbutt — they are just different grades. Ask which grade the price refers to, every time.

What Is Included in an Installed Blackbutt Price?

Ask for these as separate lines. A quote that bundles them into one per-m² figure is not necessarily dearer, but it is impossible to compare against anything else.

• The timber — per m², by grade and board width.
• Installation labour — secret-nailed to battens or direct-stick to slab. Direct-stick usually costs more in adhesive.
• Subfloor preparation — levelling or moisture barrier over concrete. Budget $10–$25 per m² on an uneven slab.
• Sanding and finishing — solid Blackbutt is laid raw and finished on site. This is a real cost, typically quoted per m², and it is where some cheap quotes hide.

A Blackbutt floor typically passes through a mill, an importer or wholesaler, a retailer, and then an installation subcontractor. Each step adds margin, and by the time it reaches you the timber itself is often less than half of what you pay.

• Order the whole job at once, plus 5–10% waste. Timber colour varies between production runs. Topping up six months later rarely matches.
• Ask to see the actual pack, not just a sample board. A single Select-grade sample tells you nothing about the colour spread in a Feature-grade pack.

The Downsides of Blackbutt, Honestly

• It moves with humidity. Like all solid hardwood, Blackbutt expands and contracts with Melbourne humidity swings. Expansion gaps at the perimeter are not optional, and small seasonal gaps between boards are normal, not a defect.
• The pale colour shows dust. Blackbutt is bright and it stays bright, which also means fine dust and pet hair are more visible than on a dark floor.
• It ambers slightly with UV exposure. Areas under rugs or furniture will stay lighter. Rotating rugs occasionally helps even it out.
• Site finishing means site disruption. Solid Blackbutt is sanded and coated in your home, which means two to three days of the room being unusable and the smell of coating.
