Engineered Timber Flooring

Real Timber on Top, Engineered Stability Underneath

Engineered timber flooring gives you a genuine hardwood surface — most often European Oak — bonded to a multi-layer core that’s far more stable than solid timber. That cross-layered construction resists the expansion and shrinkage that natural humidity causes, which makes engineered floors the smart choice for Melbourne’s concrete-slab homes, apartments and any room with underfloor heating. You get the same warmth, grain and feel as solid hardwood, but in wider, longer boards and modern finishes that are often more affordable and quicker to install. As a direct manufacturer and importer with 40 years’ experience, Yida supplies engineered timber at factory-direct prices — supply only, or fully installed by our own team.

New 3-Layer Engineered Flooring

As a new favourite in the realm of engineered flooring, our new 3-layer engineered flooring is coated with a wear-resistant layer infused with diamond powder, enhancing surface durability and providing high impact resistance and scratch resistance. It retains the comfortable feel of hardwood flooring while addressing the drawbacks of low durability and maintenance challenges — combining the advantages of both laminate flooring and hardwood flooring.

How It’s Made

What Makes Up an Engineered Board

Engineered oak timber flooring board showing the layered cross-section
  • 1
Real hardwood wear layerA genuine timber top layer (typically 2–6mm) — usually European Oak — that looks and feels exactly like solid hardwood and can be sanded back.
  • 2
Cross-layered stable coreMultiple plywood or high-density layers set at right angles lock the board against movement, so it stays flat through humidity and temperature change.
  • 3
Balancing backing layerA base veneer that balances the board top-to-bottom for long-term flatness and a secure install.
Why Engineered

Why Choose Engineered Timber Flooring?

Exceptional stability — cross-layered core resists expansion, gaps and warping.
Ideal over concrete — perfect for Melbourne slabs, apartments and new builds.
Underfloor-heating friendly — stable enough for hydronic and electric heating.
Wide & long boards — achieve a premium wide-plank look that’s costly in solid.
Genuine timber surface — real European Oak grain; can be re-sanded with a thick wear layer.
Faster to install — floating, glue-down or secret-nail, often quicker than solid.

What Moves The Material Price

  • Veneer thickness — a thicker wear layer can be re-sanded more times, extending the life of the floor.
  • Species & face veneer — the timber on the surface sets the look and the price point.
  • Board width & format — wider boards and herringbone or parquet layouts cost more to make and lay.
  • Total area — larger orders generally land a better rate per m².

What Moves The Install Price

  • Installation method — engineered boards can float, glue down or click-lock, and the best method depends on your subfloor and whether you have underfloor heating.
  • Subfloor condition — a concrete slab or existing floor may need moisture testing or levelling before laying.
  • Layout complexity — herringbone, chevron or wide-plank patterns take longer than a straight lay.
  • Access — apartments, tight stairwells or restricted parking can add time to any install.

Why Does Engineered Cost Less to Install?

Engineered boards arrive pre-finished from the factory — sanded and coated before they reach site — so there is no on-site finishing stage. That is the main reason installed engineered typically costs less per m² than solid timber. What still moves the price is veneer thickness, board width and the species on the face.

Good to Know

Engineered Timber Flooring FAQs

Is engineered timber real wood?
Yes — the entire top wear layer is genuine hardwood (usually European Oak), so the surface looks and feels exactly like solid timber. The difference is the stable engineered core underneath.
Can engineered flooring go over concrete and underfloor heating?
Yes — this is where engineered excels. Its cross-layered core stays stable over concrete slabs and works well with hydronic and electric underfloor heating. Tell us your setup and we’ll recommend the right board and install method.
Can engineered timber be sanded and refinished?
Boards with a thicker wear layer can be sanded back a few times over their life. We’ll let you know the wear-layer thickness for any board you’re considering.
Engineered vs solid timber — which should I choose?
Choose engineered for stability over concrete and underfloor heating, or for a wide-plank look. Choose solid timber for maximum re-sanding life and lifetime value. Our team can help you decide.
How much does engineered timber flooring cost?
In Melbourne, engineered timber flooring starts from $65/m² supply-only and from $130/m² supplied and installed, factory pre-finished and ready to lay. Veneer thickness, board width and species move the material price. Send us your room sizes for an exact, itemised quote.
Is engineered timber cheaper than solid timber?
Yes. Engineered timber starts from $65/m² supply-only and from $130/m² supplied and installed, against $98/m² and $150/m² for solid timber. Engineered boards arrive pre-finished, so there is no sanding or coating on site — that removed labour step accounts for most of the difference.
Can engineered flooring be floated, or does it have to be glued down?
Both. Engineered boards can be floated over an acoustic underlay or direct-stuck to the slab. Floating is faster and usually the cheaper installation; direct-stick gives a more solid feel underfoot and is often the preferred method over heated slabs. We recommend the method after checking your subfloor — it is not a choice you have to make before quoting.
Do you supply only, or also install?
Both — buy materials only, or have our experienced team supply and professionally install across the Melbourne metropolitan area.
